Sweden's Rental Market Update 2026: Is Your Housing Budget Still Realistic?

When an international employee relocates to Sweden, securing the right home is often the first step towards a successful assignment. But Sweden's rental market has changed significantly in recent years. Rental prices have increased, new legislation has changed the rules, and rental fraud has become increasingly sophisticated.
For employers recruiting international talent, this means that securing suitable housing now requires more planning, greater local market knowledge and a realistic understanding of today's rental market.

Budgets That Worked a Few Years Ago Are No Longer Enough
The most noticeable change is the increase in rental prices. Particularly in the Stockholm region, rents have risen sharply, leaving many companies surprised to find that housing budgets which previously provided a wide range of options no longer deliver the same results.

A few years ago, we could usually find excellent properties within our clients' housing budgets. Today, we much more frequently need to discuss compromises regarding location, size or standard. Expectations haven't become unrealistic – the market has simply changed."
The impact is particularly evident when companies are looking for larger apartments or houses for relocating families. Today, a well-maintained family home typically costs between SEK 40,000 and 55,000 per month, while premium properties often start at around SEK 65,000.
We have also seen a clear increase in so-called "forced moves", where landlords terminate rental agreements because they decide to sell their property.
"For many years we only experienced one or two cases like this annually. This year alone we've already handled eight to ten. That tells you a great deal about today's market."
For employers, this means housing discussions need to start much earlier in the relocation process. Budgets established three or four years ago often no longer reflect today's reality.
Why Has the Market Changed?
There is no single explanation.
Higher interest rates have significantly increased the cost of owning residential property, affecting many private landlords. At the same time, a slower housing market has encouraged more owners to rent out their homes while waiting for better selling conditions.
Although this has increased supply in certain market segments, many of these rentals are only intended as temporary arrangements. As a result, international employees may find themselves needing to move again much sooner than originally planned.

New Legislation Raises the Bar
Several changes to Swedish rental legislation came into effect on 1 July 2026. While the overall objective is to create a safer and more predictable rental market, the new regulations also place greater documentation requirements on many corporate rental agreements.
As the legislation is still relatively new, landlords and housing providers are continuing to adapt their processes. Companies arranging accommodation for international employees should therefore ensure that lease agreements and supporting documentation fully comply with the new requirements.
Rental Fraud Has Become Much More Sophisticated
One development that has received far less attention is the increasing sophistication of rental fraud.
Many people still imagine the classic scam where a landlord claims to be overseas and asks for a deposit before arranging a viewing. While these scams still exist, today's fraudsters often operate in a far more convincing way.
The person showing the property may appear entirely professional, speak fluent English or Swedish and provide identification, employment documents and references that appear completely genuine. Even telephone numbers and email addresses may connect to people who confirm the information because several individuals are involved in the same scheme.
Increasingly, we also see fraudsters advertising properties through well-known rental platforms before encouraging prospective tenants to complete the transaction outside the platform, claiming both parties can save the platform's service fee. While this may sound perfectly reasonable, it usually means giving up the protection that the platform provides.
"Many victims have actually carried out what they believe to be reasonable checks. That's why we always verify identities, ownership and the legal right to rent out the property before any agreements are signed or payments are made. Those checks have become a standard part of our relocation process."
